WELCOME HOME: Top Rated Nevada Realtor Brenda Wynn Assists Buyers and Sellers

A home should be a place where an owner should feel at ease – a place they can truly call home. Brenda Wynn, a top-rated realtor with Berkshire Hathaway HomeServices, is someone who understands this. In her years of doing business, Wynn has had the opportunity to serve both buyers and sellers in achieving their real estate goals. Her years of experience have given her an in-depth knowledge of the industry, allowing her to be ranked in the top 3% of realtors in Nevada and the top 8% nationally.

But, she isn’t one to sit on her laurels. She maintains an A+ BBB rating, and her achievements are well-noted in the community. In her first year of working in the real estate industry, she received the Local Rising Star Award and the Best of Trulia Top Agent Award. Wynn was also chosen as a Distinguished Real Estate Professional by the Expert Network based on her many accomplishments throughout her years of working in real estate.

“I have to admit, I live, breathe, and eat real estate,” Wynn laughs. To make sure that her clients get the best deals possible, she shares, “I also stay on top of the market statistics, and when I talk to people, they realize this is all I do, and I am focused on client needs.”

Brenda’s Background

Before entering the real estate world, Wynn studied Computer Concepts at the University of Pittsburgh. She also took courses in the fundamentals of banking at the New England College of Business and Financing. She used to work with Bank of America as a Small Business Specialist and Personal Banker, where she helped clients with their business and personal needs.

In her 13 years of working in the real estate market, Wynn has made significant contributions to the industry. She is building a successful team. She is a thought-leader and is a valuable member of both the Greater Las Vegas Association of Realtors, as well as the National Association of Realtors.

Real Estate Trending to Southern Nevada

According to Wynn, real estate demand is gravitating towards Southern Nevada, as former residents of California are now looking at affordable opportunities in the area. She has experienced an over 25 percent increase in buyers originating from California.

What makes Southern Nevada appealing to Californians? Wynn says that The Raiders Stadium on the Strip, along with the practice stadium currently under construction next to the Inspirada development, are major contributors. She also believes that recent changes with increased taxes in California also made Las Vegas an attractive real estate market for cash-conscious Californians.

Luxury Home Specialist

Wynn has worked with several luxury real estate properties, but a major focus is on Lake Las Vegas. “That area is just gorgeous with five new developments,” says Wynn. “One of my favorites is Reflection Bay, a multi-million dollar custom home development right on the lake on the north side.” These properties are hot in the market right now. “Pulte Homes will be building its 1st Lake Las Vegas 55-plus community of single-story family homes with models ready to be shown in January or February next year.”

Some of the other rising developments include Inspirada in Henderson at St. Rose and Parkway by the M Resort. KB Homes and Toll Brothers are also aggressively building in-demand properties at the moment. Cadence has several new home builders with ongoing projects in Lake Las Vegas just keeping up with new buyer demand. Wynn shares that these current constructions make Henderson one of the top growing communities in the US.

Custom-Built Homes

Wynn works with several buyers looking for custom-built homes. The builders, according to Wynn, are excellent in meeting buyer demand. She adds that these new constructions allow buyers to choose from a host of options, including many upgrades unavailable before. While granite countertops have become standard in new homes, builders are offering buyers custom granite designs and other additional features that add value to their new home. Those who want to invest in retirement homes should definitely check out the new home market.

Tips for Sellers

For sellers, Wynn shares that fall temperatures have cooled off and have resulted in a slight dip in sales, as most properties performed strongly during the summer. With this, Wynn advises sellers to make sure the homes they are selling stand out from the rest of the inventory. Sellers must ensure that homes have fresh paint, are extremely clean, and free from any damage. Why? Because buyers now notice the smallest details, and it can make a huge difference between merely showing a house and selling that house.

Additionally, Wynn shares that upgrades are not a requirement to sell a home. Buyers are willing to do their own upgrades, depending on their preferences. However, Wynn believes having the right price is crucial. It is of high importance that you know the prices of similar homes in the area are so you know how competitive your selling price is.

Tips for Buyers

As for buyers, Wynn encourages them to “buy now.” She adds, “The interest rates are phenomenal and there are a lot of homes on the market for resale. There will be a great opportunity for buyers in the fall.”

Loan Assistance

Aside from assisting buyers in choosing their home and helping sellers put their property on the market, Wynn also works with her clients to get the best loan. This added service is not something that a lot of Realtors do. However, it can be one of the hardest steps in the buying process, and so she lends her expertise in helping the process to go smoother.

Happy Long-Term Clients

Brenda Wynn places high value on client satisfaction. Wynn is all about addressing her clients’ concerns and interests, and this means maintaining an open communication throughout the whole process of the home buying and selling process. She believes that giving personal service makes a lot of difference in the competitive industry of real estate.

Wynn is proud to share that most of her clients come from referrals. Happy clients recommend their friends and family, and this serves as a true testament as to how Brenda conducts herself on both the buy and sell side.

BBB A+ Rating

Brenda Wynn takes great pride in her clients, her business, and her A+ rating as a member of the Better Business Bureau. She makes sure that all her clients beam with satisfaction by the time she’s completed her job. In her years of serving the Southern Nevada real estate market, Wynn has received many positive reviews and feedback that make her indeed worthy of her A+ BBB rating.
